01 The land

Land never says what it can become

Someone buys hectares. What they bought is a set of assumptions: that water reaches it, that the soil holds, that the grade can be worked, that the municipality will sign. Each assumption carries a price if it turns out false, and none of them is visible from the road.

02 The reading

What went unexamined is what stops the build

Due diligence is not paperwork: it is the investigation that decides whether the project exists at all. Title, cadastre, environment, soil, and what the intended use actually permits. The result is a real potential, not a wish.

  • Title

    Who owns what, and under which encumbrances.

  • Cadastre

    What the registry plan says against what is on the ground.

  • Environmental

    What restricts the use and which study the authority will require.

  • Geotechnical

    What the soil holds and what it costs to move it.

  • Hydrological

    Where the water runs when it rains for real.

When this reading is skipped, the cost does not show up in the study. It shows up on site.

03 The drawing

The plan does not describe the work. It produces it.

Master plan, schematic design, construction drawings. Horizontal and vertical geometry, earthworks, pavements, storm and sanitary sewer, potable water, electrical. Every line drawn here is a decision that later gets built exactly as drawn.
